AUCTION TERMS AND CONDITIONS SALE LOCATION – Milledgeville Men’s Club building, 204 N Main Street, Milledgeville, IL just South of the tracks. SALE DATE – Saturday February 24 th , 2024. Registration at 11:30 AM to 12:30 AM, Auction announcements 12:30 PM sharp. TERMS AND CONDITIONS OF SALE 1) Property will be sold “AS IS WHERE IS” to the highest bidder by public auction with no warranty provided. 2) Successful bidder will be required to enter into a standard real estate purchase contract immediately at the conclusion of the auction. 10% of the gross purchase price will be due immediately following the auction. Cashiers check or personal check accepted. The balance will be due at time of closing on or before April 1, 2024. 3). Buyer will reimburse Tenant for actual costs of fall fertilizer application at closing. Tenant will provide paid receipts. 4).
