AUCTION TERMS AND CONDITIONS
SALE LOCATION – Milledgeville Men’s Club building, 204 N Main Street, Milledgeville, IL just South
of the tracks.
SALE DATE – Saturday February 24
th
, 2024. Registration at 11:30 AM to 12:30 AM, Auction
announcements 12:30 PM sharp.
TERMS AND CONDITIONS OF SALE
1) Property will be sold “AS IS WHERE IS” to the highest bidder by public auction with no
warranty provided.
2) Successful bidder will be required to enter into a standard real estate purchase contract
immediately at the conclusion of the auction. 10% of the gross purchase price will be due
immediately following the auction. Cashiers check or personal check accepted. The balance will
be due at time of closing on or before April 1, 2024.
3). Buyer will reimburse Tenant for actual costs of fall fertilizer application at closing. Tenant
will provide paid receipts.
4). The seller shall provide a title insurance policy in the amount of the purchase price of the
property.
4) The estimated 2023 real estate taxes due, payable in 2024 will be credited by the seller to the
buyer at time of closing. Buyer will pay when due.
5) The information is deemed to be reliable and accurate. We strongly urge all prospective
buyers to execute their own due diligence.
6) All announcements at day of sale will override any and all previous announcements or
information.
7) Property will be sold on a per acre basis using the most recent acres as listed with the
respective County Assessors office for auction purposes. Actual surveyed acres will be used at
time of closing to determine actual final selling price.
8) Survey will be completed prior to closing at the Sellers expense.
9) Buyer will make Earnest Money check payable to HB Wilkinson Title Company, which will be
deposited and held in escrow until time of closing.
